A TINY garage that's on sale for £400,000 could be transformed into a home worth more than £1million.
The small plot of land in Sandbanks – the same area where football manager Harry Redknapp lives – has been catching eyes online.
It does not have an asking price but property website Rightmove has placed it around other properties priced at £400,000.
And it is believed that redeveloping the garage in the fancy Dorset neighbourhood could leave the buyer with a tidy profit.
This is because Sandbanks has some of the most sought after properties in the country, with the location on a beautiful seafront that contains only 70 homes on the Dorset Peninsula.
There is also ample space behind the garage where the building can be extended, potentially meaning it could be made big enough for a whole family.
Scott Taylor, of estate agents Lloyds Property Group, which is handling the sale of the property, said: "This detached garage, measuring in excess of 600 sq ft presents one of the most unique opportunities ever to be seen on the peninsula.
"The detached garage provides ample space for multiple vehicles to the front aspect, with a large rear garden with no tree preservation orders.
"Subject to planning permission, the building could be turned into a residence with the potential to extend."
The estate agent added that it was a "lifetime opportunity to purchase a detached building on the peninsula" and he believed the property had huge potential.
Photographs show it is currently being used a storage unit for unused household items.
The garage is currently 650 sq ft and has plenty of space to expand.
If the garage could be doubled in square foot, it could help the property balloon in price to £1.3m.
According to Zoopla, the average price of a property in Sandbanks has risen by almost £60,000 in the past year to £1,239,904.
That is almost four times the price of an average British house at £316,516.
Offers recieved for the garage by midday on March 5 will be considered.
